More concretely, the plot presents a very privileged site as it is positioned within the first line of hotels, adjacent to the south facing part of the beach, in the west of St. Maria. This front is mostly fully built-up, and the hotel we plan to build will occupy a void between two other existing hotel units, the Hotel Morabeza and the Hotel Oasis Belorizonte.
In terms of urban integration the hotel's position takes into account various factors such as regard to local character, the surrounding built up environment, the desirability of taking advantage of the panoramic views as well as the search for optimum solar exposure. Equally consideration is taken of the existing massing and sequence of the external spaces planned to allow access to the beach from the 2nd line of tourist development immediately to the north.
The apartment hotel in this project comprises of 492 accommodation units and is made up of two entities which we shall call SalinaSea and SalinaSand. Despite it being a single unit these two blocks are capable of functioning independently. On this page we shall present the SalinaSea block.
The project accommodates studios, one and two bedroom units and will support a maximum of 1700 beds of which 580 will be fixed and 1120 will be convertible. The planning ensures that the great majority if rooms enjoy good solar orientation and panoramic views towards the south. It is equipped with a large range of facilities such as panoramic restaurants, bars, SPA, swimming pools, open air jacuzzis, games room, wet bar, commercial spaces, exhibition gallery, lounges and reading areas, artificial beach and shallow pool lounging area.
In terms of access for people with restricted mobility every care has been taken to ensure a comfortable stay.
In terms of fire safety the project strictly abides by the relevant current legislation regulating applicable to the construction, fitting out and operation of hotel buildings.
The plot on which SalinaSea is located, as noted above, to the west of St. Maria, within the first line of hotels, next to the south facing side of the beach.
SalinaSea is positioned in a section of the plot with an area of 15,000 square meters. It consists of 244 accommodation units with a 5 star rating. Site contours vary by only 0.2m. It is, therefore, a plot that can be considered level. It's worth mentioning that in the area of intervention there are no buildings or other structures as it is an empty plot of land.
The block is in the shape of an E lying horizontally and facing the sea ensuring that the great majority of rooms enjoy good solar orientation and panoramic views towards the south. In the future, rooms facing north will enjoy views over the Avenue and the colorful life it will generate.
SalinaSea comprises a building with three wings perpendicular to the water line, two storey's high, which, in common with the other hotels in the first tourist line, is elevated from the ground to avoid any problems arising from the minimal distance between the ground and the water table. The central wing is 0,70m higher than the two lateral ones, allowing the introduction of a dedicated service area at raised ground level which supports this wing's restaurants and apartments.
The area between the lateral wings will have a large swimming pool, a pool for children as well as leisure areas around large shallow water zones with excellent views and a flowing dynamic relationship with the beach that adjoins it.
SalinaSea comprises 244 accommodation units with 56 one bedroom, and 188 studio apartments, making a total of 112 permanent beds and 488 convertible beds.
The building is characterised by its 3 individual wings at right angles with the water line, wing A at the centre, B to the East and C to the West, joined on the North creating a single unit with facade parallel to the street which gives access to the hotel.
This facade is set back relative to Hotel Oasis Belorizonte (to the West) to create an approach zone appropriate to its status. This area is covered by a canopy with a considerable span that allows comfortable access to SalinaSea sheltered from sun and rain.
At ground level are the entrance atrium, reception/porter and back-office, leisure and reading areas, areas for art exhibitions, panoramic restaurant comprising a covered area and an open air area, a bar, shops, separate public toilet facilities for both sexes as well as for disabled users and direct access to the outside. 14 apartments with exclusive access from the outside are planned at this level. The open air swimming pools are also located at this level. Two service lifts are also planned to link the half basement level to the other levels.
At this level we have only service areas and apartments, three of which will include a large Jacuzzi spa on their terraces.
All service areas are grouped at this level: kitchen, dining rooms, separate toilets and changing rooms for both sexes for use by the staff, maintenance workshop, laundry room, recycling bins, rubbish bins, technical areas as well as 2 water tanks for mains water with sufficient capacity to provide temporarily for service needs if normal water supply should fail and another one for fire brigade use.
32 open-air car parking spaces have been planned for, as well as 3 parking spaces for tourist buses.
Disabled access
Some of the measures taken to support users with physical disabilities are:
Wheelchair accessible public lifts;
2 wheelchair accessible one bedroom apartments at level 0;
Public toilet facilities (1 for each sex) at level 0;
2 parking spaces for wheelchair users.
Fire Risk
SalinaSea project abides strictly by the requirements of current fire safety legislation regulating the building, fitting-out and operation of the hotel industry.

Assignment of Tourist operation: The Company assures a Assignment of Tourist operation, in which the buyer has the right to a 5% pay return for the first 3 years. In the remaining 7 years will be given a rate corresponding to 60% of the income that the unit will generate.
With the signature of the contract, the buyer will have the possibility to get 4 week vacation in a date of their choice except in the high season.
The buyer has the right to take the unit for four weeks, without any extra-cost. Except condominium, which will be withdrawn from the pay return.
